How much do homes cost in the Yucatan? Will I pay too much? Am I getting a good deal? Given there is no MLS system, Home Appraisers or a method to determine comparables in the area, these are all very good questions. While the Yucatan is a safe, friendly and economic place to live, we can not stress enough "Buyer Beware". There is no board of realestate, no professional regulation, everyone and their mother is selling real estate here and it is just about impossible to file legal action against anyone. While the majority of folks selling realestate here are honest and reputable, there are others that are taking advantage of buyer and seller ignorance and availability to realty comps type data to collect inflated commissions. After buying our own property here and watching others overpay for property and sellers receive below market value for their homes we decided to add this page to our Lizard Joe's website.
So How Much Should I Pay for Coastal Property in the Yucatan?
Buying property in Mexico, whether it's land, a condo or a house, can offer good value for money in comparison to prices in the US, Canada or Europe. Land costs can be lower, building and maintenance is cheaper, cost of ownership e.g. taxes and utilities are very low. However, property prices in some areas have risen dramatically in recent years and care should be taken in assessing a property's true value.
Property values in Mexico tend to increase year-on-year, as they do in most places, but prices in the Yucatan coastal areas have risen dramatically in the last few years.
Ultimately, the value of real estate in the Yucatan is what someone is willing to pay for it. There is no “formal” market or appraised value in Mexico since access to historical and trend data for setting a sales price or informing a buyer what they should expect to pay is difficult to come by. For this reason, market prices are extremely localized and sellers often set prices based on what they hope they can receive for a property Vs whether it is in line with similar properties, lower than recent sales or even reasonable when compared to recent sales.
As a result, some very good deals can be had, especially when buying from Mexican nationals but on the other hand there is an ever present danger of paying an overinflated price for those who have not done their homework and research.
In the USA, Canada and Europe, property value is often based on location, living space, size of the lot, number of bedrooms, bathrooms, pool, single family …. In Mexico, value is similar in that it is usually determined at a price per square meter of land and then per square meter of living space. However, unlike the USA, Canada and Europe, the method used to estimate the total living space may vary from home to home. A common method for assessing the fair market value of a home in a given area is to examine the sale and sold prices for similar properties in the area to get indicative values for homes in the area for properties of similar size and type. Of course there are features that exist on some properties that can escalate the value of the property such as:

Local infrastructure, e.g. good roads, access to goods and services , airport, medical services …

Property is on the beach or has a ocean view (watch out for new beach law however related to building lines)

Property is in good condition and requires little or no immediate maintenance or repair

Property has a swimming pool, good landscaping, driveways, garage, water pressure or filtration system, internet access ...

Sold fully furnished (many are but not always, it is important to ask)

Of course there are other methods you may want to employ to determine fair market value such as determining the fair market value of the land, add to it the cost of construction should you build it today (~$45 USD per sq ft), plus the cost of any special features associated with the property (e.g. pool, internet, furniture …)
The bottom-line is, if you're considering the purchase of property in Mexico, you will need to undertake extensive research, choose your location and property very carefully, and ensure that you hire the right professionals and that the letter of the law is followed.
